It’s important to contact us before you sign any document.
We will advise you on how to deal with Estate Agents. For example, it is a legal requirement when selling a property to provide the buyer with an Energy Performance Certificate (EPC). Typically an Agent will provide that service and charge you approximately £100.00 plus VAT. We can put you in touch with a certificate provider who will charge you approximately £40.00 including VAT without any benefit to ourselves.
The biggest expense when selling property are Estate Agent’s fees. We will be able to help you negotiate with them and how to protect yourself if your property does not sell, or should you decide to change your mind about selling. We will advise you about the difference between Sole Agency Agreements and Multi Agency Agreements if you are not happy to leave it with only one Agent.
We will also check your property’s title and attend to any necessary amendments. We recently acted for clients who wanted to sell their late parents’ home which was unmarketable due to a significant clause in a Deed from the 1950s. We were able to fix it.
We will liaise with your mortgage lender. They will send us a statement of any balance due on the mortgage. On the day of sale we will settle that balance for you.
If you are buying property at the same time, we will synchronise your sale with your purchase. It can sometimes arise that a large chain of transactions develops which we will coordinate.
